ShelterCare Turns One: Why Proactive Roof Care Still Matters.
A year ago, TeamCraft Roofing launched ShelterCare with one goal: to help our clients stop reacting to roof problems and start getting ahead of them. A year later, that goal is more and more relevant and it felt like the right time to reflect on why this approach still matters as much now as it did at the beginning.
The Problem We Built It to Solve.
Commercial roofs aren’t all going to fail at the same time. They fail slowly - a cracked seam here, a clogged drain there, a flashing detail that starts letting water in during heavy storms. Left unchecked, these little problems escalate into emergency repairs, interior damage, disrupted operations and a void in manufacturer warranties. And by the time a leak is visible from the inside, the roof has been trying to tell you something for a while. ShelterCare is there to catch that “something” early - before it becomes a service call.
What a Year of ShelterCare Has Reinforced.
In a proactive maintenance program for a full cycle - through the seasons a roof needs to keep up -we can affirm what we already knew: consistency is what makes preventative maintenance work. A single inspection tells you about the roof's state today. A program with a regular, documented cadence shows how it’s changing over time, and that is what enables a facility team to plan instead of react. The clients who have been with the program during their first full year are not just getting inspection reports but they’ve constructed a real maintenance history for their roofs. That is the history that converts “we think the roof is fine” into “we know exactly what condition it’s in and what it needs next.” It also reinforced something less obvious: ShelterCare is worth doing not only because it prevents any repair to the home. Rather, it gives facility and operations teams certainty that they don’t have to worry about what’s happening in the background.
What's Included.
For anyone new to ShelterCare, the program is built around a few core commitments:
• Bi-annual roof inspections, targeted to catch seasonal wear and keep manufacturer warranties intact.
• A 40-point inspection including full photo documentation and roof grading so that condition is documented, not just described.
• A mutually agreed and customized contract with preventative maintenance, diagnostic services, and leak response in mind, based on what a portfolio needs.
Looking Ahead.
One year in, the case for proactive roof care hasn’t changed, if anything, it’s made much clearer. Roofs are one of the few building systems where a small, scheduled investment always beats a large, unplanned one. And in year two, that’s still the whole point of ShelterCare: fewer
